It is understandable that the Development and Upgrading of The State University of Jakarta (UNJ) Project will impact on the readiness of UNJ to provide maintenance expenditures after the project is completed. Logical framework of the projected is presented at Annex - 16. UNJ will allocate maintenance cost in order to guarantee a long life of structure for at least 15 years installment sale period. Based of UNJ’s expenditures for maintenance in the last four years shown in table 4.25, the maintenance cost in 2005 is Rp. Rp. 87.694 per square-meter or 2.08% out of UNJ’s total revenues. After the completion of project in 2012, the maintenance cost will be approximately Rp. 68.262 per square meter for average maintenance of old and new building and it is predicted to increase 7% per year (inflation adjustment). Therefore, total cost of maintenance is estimated Rp. 5.387.215.731 or USD 585,567 (2.13% of UNJ’s revenues). A detail for cost maintenance analysis is shown in table 4.26.
